Renovated prewar co-op with sage green tile bathroom and refinished red oak floors at 353 Ocean Avenue, Apt 6B, Prospect Lefferts Gardens, Brooklyn

Apt 6B is the second renovation Zani Construction has completed inside 353 Ocean Avenue. That matters, because the experience inside its walls — the board protocols, the structural quirks, the way the building systems route between floors, the right contacts in management — translates directly into a smoother project. Fewer surprises, fewer delays, and a crew that already knows what to expect on the day they walk in.

The standout space is the bathroom, finished in sage green handmade-look subway tile set in a stack-bond pattern that gives the wall real texture. A floating wood vanity grounds the room with warm natural material, and built-in niche shelves were carved into the tub surround to hold bath products without breaking the tile pattern — the kind of detail that takes more time to install than to design, but reads as effortless when it's done right.

Beyond the bathroom, the rest of the apartment got a full refresh: original red oak hardwood floors carefully refinished to their full warmth, fresh paint and new trim throughout every room, and the kind of envelope work that makes the whole apartment feel like one coordinated project. The finished home is bright and clean, with the prewar feel that drew the owner to the building intact and the modern function they actually need fully delivered.
