Apt 3H at 163 Ocean Avenue is a prewar Prospect Lefferts Gardens co-op with the kind of original details — moldings, doors, hardwood floors, classic layouts — that make these buildings worth living in. Zani Construction took on a full renovation of the apartment, with the goal of modernizing every system and surface without losing what made the apartment feel like itself in the first place.


The most striking work is in the bathrooms. Classic black-and-white hexagon mosaic floor tile anchors the design — exactly the period-correct choice for a prewar co-op — paired with subway tile walls, pedestal sinks, and a clawfoot soaking tub in one bath. The kitchen got a white shaker rebuild with stainless appliances, laid out to support modern cooking while staying in scale with the apartment. Throughout the rest of the home, the original herringbone hardwood floors were carefully refinished, restoring the pattern and warmth that's almost impossible to replicate today.


Like every co-op project, the renovation depended on close coordination with the building — board approvals, elevator scheduling, neighbor protocols, daily cleanup — all managed by the Zani crew so the owner didn't have to. The finished apartment is bright, calm, and built to live in, the way a Prospect Lefferts Gardens prewar co-op should feel: period-correct where it matters, modern where it counts.
